STATION AREA CHARACTER

LAND USE AND KEY PLACES

The Walmart/University Station Area is mainly seen as a regional center for business, retail, and industry south of Downtown Jacksonville. There are several commercial and office spaces like San Marco East Plaza, Metro Square Office Park, Center Park Business Center at the intersection of Emerson Street and Philips Highway that have regional importance to entertainment, essential and retail shopping, and offer various types of employment opportunities. Local restaurants and destinations like Village Bread Café or The Edge Rock Gym are present in this industrialized area and can serve as cultural hubs that attract visitors from other parts of Jacksonville, and even future retail interest. These commercial areas are generally automobile oriented, with limited presences of pedestrian activity although sidewalk and crosswalk infrastructure are present. Beyond the regional center and its associated sprawl, established residential and natural areas with mature tree canopy coverage like the Pine Forest and South Riverside neighborhoods are present. These neighborhoods have experienced minimal revitalization compared to the San Marco neighborhood to the north. There are limited presences of dense or Mixed-use housing in any residential sections of this station area other than Sable Palms Apartments west of the station.

This station area has typically been an auto-oriented commercial, office, and industrial hub along Philips Highway and Emerson Street. San Marco East Plaza services multiple community interests, including indoor recreation spaces such as Community First Igloo. Essential businesses and Big Box retail are also present along Philips Highway, including an Aldi along Emerson Street, and the Walmart Supercenter to the south. Large surface parking lots complement the commercial, office, and industrial sites along these main streets, and buildings are set back within these parcels. Beyond the main commercial corridors, there is a presence of low and medium density residential land uses. Cultural and Education Land Use and Parks and Recreation land uses are present at and around Pine Forest Elementary School, Park, and Swimming Pool. Vacant land uses are generally east of the neighborhood cultural center and between the railroad, which assists in partitioning the industrial and commercial area along Philips Highway with neighborhoods to the west.
