Properties with the highest taxable values like the site of Midway Office Park are generally adjacent to Philips Highway. Most of the remaining parcels are smaller and have taxable values of less than $300,000. There are numerous publicly owned parcels within the South Riverside and Pine Forest neighborhoods, which may be associated with wetland habitat preservation.

Mixed use zoning along Emerson Street like CCG-2 provides opportunity for development to the west. PBF is present in the Pine Forest with community amenities. RMD-A and IBP make up the rest of the Pine Forest Area south of Emerson Street. Between Philips Highway and I-95, RLD-60 is present, which is the lowest density in the area. Zoning along Philips Highway is primarily PUD, Industrial Business Park (IBP), and CCG-2, providing opportunities to increase density along the station’s north-south
