JTB STATION
STATION AREA OVERVIEW
There are multiple soft sites for TOD at JTB Station on either side of the rail yard, including a forested area north of Baker Skinner Park, as well as the Philips and JTB Park-n-Ride. Both soft sites will require consideration on connectivity to the commuter rail station, but can serve as catalysts for TOD, potentially increasing the density and development interest in both of JTB Station’s two distinct sub-areas.
JTB Station is near the intersection of J. Turner Butler Boulevard (SR 202) and US 1/Philips Highway, and adjacent to the FEC Bowden Rail Yard, a major infrastructure barrier that divides the station’s landscape. The east side’s station area character along Philips Highway is generally suburban and auto-centric, with office, commercial, and industrial developments filling most developable land cover. This area has general office, retail, residential, and hospitality development interest because of the nearby I-95 interchange at J Turner Butler Boulevard, approximately 1/2 mile to the east. The west side of the station area can be characterized as a collection of low-density, established residential neighborhoods with an interconnected street grid. Overall, the station area is generally built out in areas except where there is 100-Year Floodplains, Wetlands, or rail infrastructure present.

STATION AREA LAND COVER JTB Station’s land cover is mostly higher density Urban and Built Up to the east, and lower density Built Up residential in the west. The station area is partitioned by Transportation and Utility land along the railyard and railway line. There is a presence of a 100-Year Flood Zone west of the railyard along Christopher Creek and Baker Skinner Park. To the east of the railyard, multiple wetland areas are present within some of the larger parcels. Overall, the presence of wetlands, 100-Year Flood Zones and other water bodies may limit some development opportunities within this station area.
