TAXABLE VALUE

The FEC Bowden Rail Yard is zoned as IH, with IL zoned areas around the yard. These land uses partition the station area’s residentially zoned areas (RLD, RMD, RR) to the west and the more commercial PUD, CCG-1 and CCG 2, and IBP zoned areas to the east along Philips Highway. These zoning areas near J. Turner Butler Boulevard can be redeveloped to increase density east of the FEC rail line. Other notable land uses include the large Baker Skinner Park to the west with PBF-1 zoning.

Like other station areas along the FCCR corridor, properties with the highest taxable values are clustered around Philips Highway. Auto-oriented businesses along J Turner Butler Boulevard also have high taxable value. Residential parcels within the Southpoint neighborhood have taxable values of less than $300,000. Most of the parcels adjacent to JTB Station are either owned by the railroad or by the JTA, city, or county. The Philips & JTB Park-n-Ride site is owned by the JTA and can be a catalyst for TOD and east-west connectivity.
