BAYMEADOWS STATION

STATION AREA OVERVIEW

Baymeadows Station is the first station south of the FEC Bowden Rail Yard, and Baymeadows Road itself is the first east-west crossing of the future commuter rail line south of University Boulevard, approximately 3.5 miles to the north. Baymeadows Road provides essential east-west connections over the existing rail line, linking established residential communities like Brierwood and Craven in the west to the heavily commercialized landscape to the east along US 1/Philips Highway and I-95. The station area generally is set in a suburban context, with most developments, shopping centers, and residential neighborhoods and its associated arterial roadways being primarily auto oriented. The station area’s density is focused near the center of Baymeadows Road and Philips Highway, with clusters of big box retail, shopping malls, industrial parks, and office buildings present. Like other parts of the Philips Highway corridor, suburban business parks, industrial offices and warehouses, and large retailers line the roadway, and offer ample amounts of personal vehicle parking. Within the station area, shopping centers at Old

Kings Road South and Baymeadows Road provide plenty of essential grocery, restaurant, and retail services, but are generally isolated within the suburban fabric. Underutilized parking lots, vacant parcels, and wetland areas near the rail line can activate the station area as regional hub and enhance east-west connectivity through placemaking, streetscaping, and infill mixed- use developments.

STATION AREA LAND COVER

This station’s land cover is mostly Urban and Built Up around the intersection of Baymeadows Road and Philips Highway where there is a significant commercial, business, and industrial land use presence. To the west, especially west of Old Kings Road S., land cover is Lower Density Built Up, and primarily residential. This station area is generally not in a 100-Year Flood Zone, but there is a considerable presence of wetlands, forested areas, and water bodies adjacent to the existing rail line
