STATION AREA CHARACTER
LAND USE AND KEY PLACES
The Baymeadows Road area is already a commercial, business, and industrial center in southern Jacksonville along Philips Highway. Business parks and industrial centers like the Baycenter Business Park are already established in the east of the station area, and planned neighborhoods like the Brierwood and Craven communities exist west of the rail line. There is an abundance of local restaurants, grocery stores and retail shops to support the residential, commercial, and professional areas in the station area’s core. The presence of cultural restaurants and businesses in this area also distinguishes Baymeadows Station Area as one of the cultural hubs in Jacksonville outside of the City Center providing a variety of services, international cuisines, shopping, and more To transform this area as a distinct regional multiuse hub along the commuter rail corridor, connectivity between the commercial, professional, and residential areas is needed. The shopping centers and business parks are generally isolated from residential portions of this station area, and developments have been designed to be set back from the road. Streetscapes are also generally auto-oriented, further limiting the pedestrian experience traveling between residential and commercial destinations.
Baymeadows Station Area is a cluster of Commercial, Light Industrial, and Office uses around the intersection of Philips Highway and Baymeadows Road. Big Box retail like Lowes Home Improvement and BJ’s dominate the commercial landscape along Philips Highway, and most of the existing developments have large surface parking lots between buildings and the major roadways, especially in the east at this station area. The western portion of the station area is primarily the Craven and Brierwood neighborhoods, and its associated low-density residential land uses. The denser, commercial land uses are present around the junction of the rail line, Old Kings Road S, and Baymeadows Road are suburban shopping centers like the Shoppes at Baymeadows and Brierwood Village Plaza. These areas provide the nearby neighborhoods with essential retail and locally owned restaurants. Multi-family Residential apartments like Indigo Isles and Shadow Bay Apartments, as well as Mixed-use commercial centers like Baymeadows Junction are also present nearby, providing the area with consistent residential and retail traffic. The vacant parcels present adjacent to these denser areas can developed to provide public spaces and multiple uses to transform the Baymeadows Station Area into a regional multiuse hub.
