TOD OPPORTUNITIES AND SOFT SITES

Most of the soft sites and TOD opportunities within the Baymeadows Station Area are along the rail line. For the publicly owned parcels adjacent to the rail lines, site-specific engineering may be required to make them functional for built developments. There is also an opportunity to convert these parcels into pocket parks or outdoor gathering spaces with design considerations that can improve the east-west connectivity within the station area along Baymeadows Road, a significant east-west road over the rail line, and the first available crossing south of the FEC Bowden Rail Yard. There are also several large surface parking lots associated with strip malls and big box retailers that are considered underutilized in this station area. These parcel segments may provide an opportunity for densification, with infill developments providing complementary mixed-use residential or entertainment land use types. Infill developments can also reduce the amount of setback buildings present, which can activate the streetscapes to connect the various mix of existing land uses already present in this station area.
