AVENUES WALK STATION

STATION AREA OVERVIEW

Avenues Walk Station is south of the US 1/Philips Highway interchange at I-95. This station area already has multiple major commercial hubs, including the Avenues Mall and the Walmart Supercenter, both which are easy to access from the interstate and Philips Highway via car. The transportation infrastructure, paired with vacant, wasteland, and natural areas generally make the Built Out Urban areas feel fragmented. The same underdeveloped areas that fragment the built landscape also provide significant opportunity for TOD, especially south of the commuter rail station, where multiple parcels can be assembled into cohesive planned development. There is already a growing transit identity within this station area because of the JTA Avenues Walk Park-n- Ride, which serves as the southern terminus for the First Coast Flyer BRT Blue Route, connecting south Duval County to Downtown Jacksonville. Residential TOD is already under construction near the park n ride, improving the mix of uses along Avenues Walk Boulevard. Future developments within PUD zoned districts adjacent to the park n ride should increase

the diversity of land uses, which can transform this auto-centric suburban commercial hub into a regional destination in South Jacksonville to live, work, and play.

STATION AREA LAND COVER

The Avenue Walk Station Area site is Urban and Built Up area and Open land area between two Transportation and Utility corridors. Most of the land cover to the north of this station area is urban while the southern quadrant has more open land and some fragmented wetlands with a pond directly south of the intersection of the commuter rail line’s intersection with Avenue’s Walk Boulevard. Most of the wetlands present near this station area are on the periphery of the station area beyond the two Transportation and Utility corridors, mainly west of I-95.
