STATION AREA CHARACTER

LAND USE AND KEY PLACES

Avenues Walk and the station area is primarily an automobile dependent commercial hub near the intersection of I-95 and US 1/Philips Highway. Major shopping centers and destinations like Walmart Supercenter, Main Event Jacksonville, and the Avenues Mall make this a regional commercial center in South Jacksonville, but the road infrastructure and development designs fracture connectivity opportunities between developments. The introduction of the Avenues Walk Park-n-Ride west of the rail line has led to increased development considerations in recent years of vacant and underutilized parcels. Most of the pedestrian-scaled streetscaping and developments are already near the existing park-n-ride, providing this area with potential transit-centric characteristics in suburban south Jacksonville that will mature as commuter rail is realized. Most of the population and employment growth associated with the commuter rail station here can occur south of Avenues Walk Boulevard, the less developed portion of this station area.

Avenue’s Walk Station Area is a heavily commercialized area along the Philips Highway Corridor. The Walmart Supercenter anchors the existing commercial area, and that big box store along with the other businesses have large surface parking lots surrounding them. The Avenues, a major indoor commercial shopping mall with associated surface parking, is present to the north of this station area across Philips Highway and Southside Boulevard.. The JTA already has an existing transportation land use parcel within this station area, the Avenue’s Walk Park-n-Ride. There are multiple vacant lots in the southern hemisphere of this station area that can potentially be developed to increase residential, office, and commercial density in this area adjacent to the future commuter rail station. There is already development interest here like the Bainbridge Avenues Walk apartment complexes that are currently under construction. Some waste lands are also scattered throughout this station area adjacent to major roads, and may require creative TOD strategies to improve density, beautification, and place-making near Avenue’s Walk Station.
