ZONING
The parcels with the highest taxable values at Avenues Walk Station are commercial, office, and industrial sites along Philips Highway. The large parcel south of Avenues Walk Boulevard and the JTA’s Avenues Walk Park-n-Ride has a taxable value above $3,000,000. TOD within that parcel can further increase taxable revenue. Residential parcels beyond Philips Highway have lower taxable values and have smaller spatial footprints.
Land adjacent to the FCCR line to the west, including the vacant land south of Avenues Walk Boulevard, is zoned as PUD. The land to the east and adjacent along Philips Highway is more varied in zoning districts, including IL, CCG-1 and -2, as well as some medium density residential (RMD) zoning. Beyond I-95 to the east, land is zoned as Residential Rural Acre (RR-Acre), a contrast to the denser zoning districts in the rest of the station area.
