OLD ST AUGUSTINE STATION

STATION AREA OVERVIEW

Old St Augustine Station is considered one of the intermediate stops between Jacksonville and St. Augustine and is the second most southern station within Jacksonville City Limits. This station area has existing residential, commercial employment, medical, and industrial land uses, and has seen development interest in recent years as the hospital and business centers west of the station area grow as employment centers. Most of the station area is generally car- centric, but newer developments and their associated streetscaping application have made the station core around Flagler Center Boulevard and Old St Augustine Road more walkable. Creative placemaking and land use strategies will need to be applied for some of the existing surface parking lots and other underutilized portions of parcels around the office and industrial areas south of Old St Augustine Road. Most of development and growth has occurred west of US 1/Philips Highway corridor, leaving the historical Bayard Community, once a planned development that served as the intermediate point for travelers between Jacksonville and St. Augustine, to be less developed than the eastern portion of the station area. This area east of Philips Highway has an existing urban-scaled

street grid, and vacant or underutilized parcels can be reimagined to become context-sensitive neighborhood scaled developments. The historic nature of the Bayard neighborhood and its mature tree canopy can become a design theme for TOD in this area, potentially making this area an attractive residential destination as commuter rail service comes online.

STATION AREA LAND COVER

Land cover is generally Urban and Built Up along Philips Highway, and Lower Density Built up in the Bayard and Hatton Chase neighborhoods. The land cover in the northern and southern quadrants of this station area are less built up, and have presences of Tree Plantation, Upland Forest, and Farms. Water bodies and wetlands have been identified throughout Old St. Augustine’s Station area near most types of landcovers, potentially limiting development potential or development density of commuter rail TOD.
