TOD OPPORTUNITIES AND SOFT SITES

This station area has an ample amount of privately owned soft sites for TOD for the FCCR. Some of the larger parcels along the rail line to the west provide an opportunity for a master planned development while the remaining parcels can provide infill development for the remainder of the station area. There has already been significant development interest within the station area, especially in the west like the Springs at Flagler Center and Gemlux Stainless Steel, transforming vacant areas into residential and employment centers. The remaining western limits of the station area are built out, but surface parking lots radiating out from isolated office towers limit development density and connectivity to the hospital area. To the east in the Bayard community, many of the smaller privately owned parcels provide opportunities for contextually sensitive infill development or can be assembled to increase development density. The historic feel of the Bayard neighborhood can serve as a design theme in TOD placemaking for new developments.
