CR 210 STATION

STATION AREA OVERVIEW

CR 210 Station is at the border of St. Johns and Duval Counties near the Philips Highway (US 1) interchange with Valley Ridge Boulevard and Nocatee Parkway. The existing station area is considered rural with some low to medium-density residential developments. Beyond these existing developments, most of the station area has a natural land cover with regular presences of wetlands and 100-year flood zones within parcels. There is an entrance to the master-planned Creekside at Twin Creeks residential community west along Old County Road 210 that provides low-density housing, amenities, and parks. Along the east side of US 1, there are recently constructed automobile dependent strip malls, with single family homes, apartments and Nease High School located further east. There is limited application for active forms of transportation in this station area even though some of the newer roads in residential community are streetscaped and provide bicycle lanes.

St. Johns County recently approved rezoning along the South Side of Race Track Road west of the FCCR rail line for private developers to transform an abandoned greyhound racetrack and gambling site as well as some natural land into a major mixed-use development. The newly proposed retail and residential development will include sites for essential services like banking and a grocery store along the roadway and four-story multi-family developments and associated amenities like pools, parks, and trails, reimagining this rural area to become a vibrant place to live and play between St. Augustine and Jacksonville.

Most of this station area’s Built Up land cover is on the east side of US 1. Between the Old County Road 210 and US 1, the land cover is a mix between Wetland Forests, Tree Plantations, and Non-Vegetated Wetlands. Some of the existing parcels within the station area have a presence of 100-Year Flood Zones. The ongoing development along Twin Creeks Drive are mostly within these areas.
