STATION AREA CHARACTER

LAND USE AND KEY PLACES

Under existing conditions, CR 210 Station is a rural area between Jacksonville and St. Augustine with some planned residential communities and the Nease High School. This station area is primarily forested and occupied with commercial/light industries of construction supplies. West of the FCCR rail line, land has remained generally undeveloped other than the development along Twin Creeks Drive. In 2017, St. Johns County approved the amendment of the Twin Creeks Development of Regional Impact for the development of Creekside, which drastically changes the CR 210 Station Area character. With the PUD zoning, Creekside at Twin Creeks includes 256- acre neighborhood of 591 single family homes. About one-third of the property is preserved as wetlands, with natural preserves, ponds, parks, playgrounds, recreation and walkways connecting the community center. This major development, paired with existing less-dense master-planned communities like Beacon Lake and Beachwalk to the west is transforming this rural crossroads into a suburban hub that provide retail, housing, and recreational opportunities between Jacksonville and St. Augustine.

CR 210 Station has some presence of Low and Multi- family Residential land uses surrounding the under or undeveloped land along US 1. Vacant, Utility, Light Industrial parcels anchor the station area, and a new strip mall, Shoppes of St Johns and Panther Plaza is being developed along the east side of US 1. Further east is Nease High School which is accessed through Ray Road. As of 2023, a new commercial development, Shoppes of Valley Ridge, broke ground on a former vacant parcel across the intersection of US 1 with Alternate County Road 210. The land north of Old County Road 210 and west of US 1 remains undeveloped and the uses are Agriculture, Vacant and Institution (owned by St Johns County School Board), which are within the PUD zoning, providing mixed-use opportunity for TOD associated with the FCCR. As of December 2023, a new multifamily residential project, Momentum Twin Creek, was approved for development on this parcel as part of the Twin Creeks Development.
