CR 210 Station has a limited number of taxable parcels surrounding the station area. Most parcels under existing conditions are residential lots with taxable values below $300,000. The vacant land east of US 1 and north of Old County Road 210 will drastically change the taxable value of land in this rural area near the Duval and St Johns County line.

Most of the zoning districts are PUD around Old County Road 210 which includes the Twin Creeks Development. There is a strip of Industrial and Warehousing (IW) and Commercial Intensive(CI) zoning on the east of US 1 between PUD designated districts. Quail Ridge Farm and the Nease High School on the further east are zoned as Open Rural (OR).
