TOD OPPORTUNITIES AND SOFT SITES
CR 210 Station Area has multiple TOD opportunities along US 1 and Old County Road 210. There has already been development interest in the area with the recently developed Creekside at Twin Creeks on the south side Old County Road 210. This development, has provided 591 single-family homes to the station area, with recreational facilities including ponds, parks, playground and walkways. Beyond the Creekside development, there are other large parcels zoned as PUD within the station area that can be transformed into major developments. With the recent commercial development like the Shoppes of St Johns, the commercial/light industrial strip between US 1 and Old Dixie Highway also has the potential for densification. Development opportunities within the station area can include denser mixed-use centers with institutional, recreational, employment, and residential components connected by a series of trails and pocket parks. TOD opportunity and connectivity of the station area may be limited by some of the existing built infrastructure and auto-oriented roadways, wetlands, and floodplains. US 1 and the FCCR rail line may present some east-west connectivity barriers.
