PALENCIA STATION

STATION AREA OVERVIEW

Palencia Station is located west of the master-planned Palencia Community, a suburban development filled with amenities like a golf course, public school, trails, pools, and sports courts, all which provides the foundation to generate a cohesive neighborhood fabric in what used to be a more natural environment. Palencia Station is near the main entrance to the Palencia community, which is at the intersection of US 1 and International Golf Parkway. Beyond residential uses, recreational and community amenities present at Palencia, including multiple shopping centers, restaurants, bars, and other neighborhood services. The station area west of Palencia Station is either undeveloped vacant land or underdeveloped parcels along International Golf Parkway. The primary reason this land has not been developed is the conservation efforts led by the St. Johns River Water Management District’s creation of the Twelve Mile Swamp Conservation Area, other natural wetlands and 100- Year Flood Zones. A portion of the Twelve Mile Swamp Conservation Area is under a long-term timber lease until 2025 and may be a potential site for TOD adjacent to the FCCR line.

STATION AREA LAND COVER

Palencia Station’s Built Up areas are limited or surrounded by natural areas, water bodies, and 100-Year Flood Zones, common features of this station area’s landscape. The Urban and Built Up portion of Palencia runs adjacent to US 1 while the Lower Density Built Up and wetland areas are along the eastern limits of this station area. Most of the western side of Palencia Station’s land cover is considered a Tree Plantation and has some Built Up land covers at the intersection of US 1 and International Golf Parkway.
