STATION AREA CHARACTER

LAND USE AND KEY PLACES

A

The existing station area character east of the FCCR line is set by the Palencia development, a master- planned community north of St. Augustine. This master- planned development’s design was inspired by planned neighborhoods like historic San Marco in Jacksonville with renaissance architecture at its shopping center and residential areas, along with tree lined streets. Palencia is known for its recreational activities within its manicured community such as its pools, trails, parks, and golf course. There are two main shopping areas flanking either side of the main entrance of Palencia, each side containing essential retail, restaurants, bars, and gas stations that service the residential communities to the east. To the west of the rail line, there are limited station area character opportunities beyond the Twelve Mile Swamp Conservation Area since most parcels are vacant or underutilized. The conservation area itself is a regional attraction that hosts a network of trails within a series of swamps and forests. There are also some enduring industrial land uses near the intersection of International Golf Parkway and US 1 that may suppress potential TOD west of US 1.

Commercial and Industrial land uses make up the core of the station area, while Vacant, Government-Owned, and Wetland/Submerged land uses make up the station area’s outer limits. The Shoppes at Palencia Commons line US 1, and Multi-family Residential developments fill in the area just east of the shopping center. Although the commercial area is along Philips Highway, most stores like the Publix Supermarket, restaurants, and essential retail are set back away from the limited access highway. Low Density residential land uses are present beyond the shopping center and its associated Multi- family housing developments. The western portion of the station area has experienced limited development, and most of the land uses are categorized as Vacant or Government-Owned. Twelve Mile Swamp Conservation Area makes up approximately a quarter of the land use within the half mile station area to the northwest. Most of the vacant parcels are nestled between two industrial and office clusters on the south side of International Golf Parkway.
