ZONING
The highest taxable valued land at Palencia Station is the Shoppes at Palencia Commons. Some taxable land valued up to $1,500,000 exists near the intersection of International Golf Parkway and US 1. There is a large amount of untaxable land present within this station area, including the Twelve Mile Swamp Conservation Area and natural areas within the Palencia community.
Most of the station area is zoned as PUD, including Palencia, a master-planned community and shopping area. The area in the northwest of the intersection of International Golf Parkway and US 1 is zoned as OR but is conservation land owned by the St. Johns River Water Management Area or by St. Johns County. Most of the remaining station area land cover is zoned as IW or Heavy Industrial (HI).
