TOD OPPORTUNITIES AND SOFT SITES

Most of the TOD opportunity and soft sites are present south of International Golf Parkway. These parcels are privately owned and can be assembled to serve as potential opportunities for expansion of the Palencia community if it is possible to limit impacts to sensitive wetland environments and 100-Year Flood Zones. North of International Golf Parkway, a 22,000-acre portion of the Twelve Mile Swamp Conservation Area is under a long-term timber lease and may be a potential site for TOD adjacent to the FCCR line when the lease expires in 2025. The remaining recreational trails and park area could serve as a focal point for future TOD west of US 1. Within the existing Palencia community to the east, there are some minor instances of underutilized or undeveloped parcels that can increase density near the main entrance along Palencia Village Drive. The areas with the biggest potential development upside to increase residential or commercial density east of US 1 are separate of Palencia and are north and south of Palencia Village Drive. TOD throughout the station area should look to activate the streetscape with the goal to reduce the Palencia Station Area’s reliance and design considerations of vehicles. Existing conditions limit connectivity between commercial and residential areas, east and west of US 1, and along International Golf Parkway.
