SAN SEBASTIAN VIEW STATION

STATION AREA OVERVIEW

San Sebastian View Station is in St. Johns County and will serve as the gateway station in St. Augustine because of its location along the city’s northern limits. The station area’s land cover is a mix of undisturbed natural area and Built Up areas between water bodies and wetlands. US 1 partitions the dry land in this station area, and serves as the primary north-south route, as well as a primary access point to residential, recreational, and commercial destinations that currently existing within the station area. The county government buildings and services are clustered in the northwest portion of this station area along San Sebastian View. There are numerous private and public TOD opportunities within this station area, especially in the northeast and southwest that can transform this suburban auto-centric area into a vibrant mixed-use gateway area, growing St. Augustine to the north. Existing zoning districts promote more density in this area, but design considerations will have to factor in proximity to water bodies, wetlands, and being near 100-Year Flood Zones. Activating flood zones and wetlands on the east and west peripheries of this station by solutions like pocket parks, trails, natural areas,

or boardwalks like Fort Mose State Historic Park can further advance this station area’s growth and character as an active mixed-use regional center with waterfront attractions. TOD should also look to accomplish on reducing the street-scale of this area, making this area more inviting for active mobility options.

STATION AREA LAND COVER

This station area’s land cover is within a half-mile strip of land between the San Sebastian River and Robinson Creek. Most of the Built Up areas present in the station area are along the water, while some of the Open Land, Upland Forest, and Tree Plantation categorized land covers run along the US 1 spine. Some of the Tree Plantation land has been partially developed. Most of the dry land is not within the 100-Year Flood zone although waters flank the eastern and western sides of the FCCR line.
