STATION AREA CHARACTER

LAND USE AND KEY PLACES

San Sebastian View’s potential station area character is limited by the emptiness of some major undisturbed parcels along US 1 and the FCCR line. Under existing conditions, this area is a growing residential destination in historic and natural area in north St. Augustine, and a key location for St. Johns County government services and operations. Fort Mose Historic State Park and Museum in the southeast limits of this station area was constructed on land that was once a settlement for freed enslaved persons, and is also a natural area along a birding Trail on the banks of Robinson Creek There are some established, low density residential communities like Madeira, along with this network of parks, museums, and recreational activities that can serve as foundations to grow the area’s character from a sleepy residential and government center into a regional cultural hub, celebrating the area’s natural, historical, and civic significance. Although pedestrian infrastructure is present, the scale in this area is too large to become a pedestrian friendly destination until streetscaping strategies or trails near water bodies are brought online to safely connect this station area.

This station area on the outskirts of St. Augustine has a variety of land uses and ample amounts of Vacant and open space. Multiple St. Johns County Government buildings that house essential government services like the County Tax Collector, Health Department, and Sheriff’s Office occupy the Government-Owned land uses along San Sebastian View. Most of the development density is in the southern portion of this station area, where Multi-Family Residential complexes like The Landing at St. Augustine has recently transformed natural forested areas. Local shops and a small shopping center with a Winn Dixie supermarket make up the main commercial area along US 1 in the southern limits of this station area. There is also a presence of a smaller scale urban fabric between this commercial area and Fort Mose State Historic Park and Museum along Robinson Creek. Wetland and agricultural land uses make up the remainder of the station area, limiting development density beyond the US 1 spine, which runs parallel to the FCCR line.
