This station has multiple St Johns County owned parcels surrounding the core station area along San Sebastian View. Beyond the station core, there are several recently developed parcels or clusters of parcels along Ponce De Leon Boulevard with a taxable value ranging from $1,500,000 to greater than $3,000,000. Most of the small, low-density residential parcels have taxable values below $300,000.

Most of the developable land in this area is along US 1 and is zoned as PUD and Commercial and Mixed Use (CM-2). There is a noticeable presence of Public Service (PS) zoned land between San Sebastian View and the rail line in the northwest quadrant of the station area. There is some low-density Residential, Single Family (RS) and Residential, General (RG) zoned areas southeast of the San Sebastian View Station.
