TOD OPPORTUNITIES AND SOFT SITES

This station area has a range of publicly and privately soft sites around San Sebastian Station, priming this area for ‘early wins’ for TOD. The recently completed The Landing at St. Augustine development indicates that the market for redevelopment and development is growing in the area. Development around this station can transform this once dormant landscape into an iconic gateway into St. Augustine, with pedestrian- scaled mixed-use and commercial developments lining US 1. Most of the new development density with the rail line will likely be along of the north-south US 1 roadway because wetland, and waterbodies may limit construction along these natural boundaries. There may be some opportunity for placemaking by activating these natural water landscapes through the design of boardwalks, trail areas, or other engineered solutions. The government district in the northwest portion of the station has an opportunity to be densified to provide more services and recreation opportunities in forested areas.
