STATION AREA OVERVIEW

San Carlos Station is within the urban fabric of St. Augustine and grazes the northern limits of the City’s Historic Downtown. This station will serve popular tourist and commercial attractions like Ponce de Leon’s Fountain of Youth, Old Town St. Augustine, and the Old Jail Museum. The street grid is generally pedestrian scaled, and streets are typically landscaped, and some even provide a scenic oak canopy. Most of the development density is between Ponce de Leon Boulevard (also known as US 1), and San Marco Avenue, the station area’s two main north-south corridors, with less dense residential areas present inland to the west. There are limited development potential here because the station area is bound to the west by the San Sebastian River, has scarce vacant or underutilized sites, and there are numerous historical districts. School and park land uses also make up a portion of this station area to the east, further binding the potentially developable land into a quarter-mile wide strip of land.

Land cover on the western side and eastern limits of this station area includes Waterbody, Vegetated Non- Forested Wetlands, Wetland Forests, and Upland Forests associated with San Sebastian River and Robinson Creek. Land cover east of the rail line is primarily Urban and Built Up. Farther east, Lower Density Built Up areas are more common and two large Recreational areas are present. Much of the station area is located within the 100-Year Flood zone with some Built Up areas occurring at higher elevations outside of the 100-Year Flood zone.
