LAND USE AND KEY PLACES

The area east of San Carlos Station is home to many historic attractions around St. Augustine’s Historic District, a popular tourist hub showcasing Spanish- Colonial landmarks dating back to the 17th century. Attractions like Spanish-southern restaurants, shopping, and reconstructed settlements are packed into the urban-scaled streetscape, making this area a popular destination and a major economic generator for the City of St. Augustine. Beyond the core commercial tourist area, there are some established residential streets with mature street trees, educational facilities, pocket parks, and sidewalks making this area a desirable place to live. The most auto-oriented portion of this station area is around Ponce De Leon Boulevard (US 1), a major north- south throughway running parallel to the FCCR line. Urban design strategies to create a more pedestrian- scaled environment and infill development may be required to link the commuter rail line and the rest of the urban community.

This station has a variety of land uses east of the FCCR line, with most of the dense land uses closest to the San Sebastian River. There are several attractions near the waterfront for tourists and recreational activities, including the Old Jail Museum, Ponce de Leon’s Fountain of Youth, Mission Nombre de Dios Museum, St Augustine, Ponte Vedra and the Beaches Visitors and Convention Bureau, St Augustine History Museum, and Oldest Store Museum Experience, as well as hotels, restaurants, and stores. The commercial corridors between US 1 and San Marco Avenue are pedestrian scaled and include some mixed uses of Office, Government-Owned and Vacant spaces, including the main branch of the St Johns County Public Library. Some Low Density Residential areas exist between US 1 and San Marco Avenue, but most of these less dense areas are present east of San Marco Avenue. School land uses are also present within this station area with schools such as the St Augustine Public Montessori east of the station, and the Florida School of the Deaf and Blind (FSDB) campus occupying the northeastern limits of San Carlos Station Area. There are nine religious institutions dispersed around the developable land east of US 1 with a concentration of six churches near Old Mission Avenue.
