ZONING

Publicly owned, non-taxable parcels are clustered north of the San Carlos Station Area while taxable parcels are present in the south. The taxable parcels with higher values are present along commercial spines like US 1 and San Marco Avenue, while residential parcels with lower taxable value are found between those corridors. Hotel and Entertainment land use parcels have the highest taxable value within this station area. There are a limited number of taxable parcels west of the San Sebastian River.

The parcels located between US 1 and San Marco Avenue are generally zoned as CM, with residential zoning on the south and east side of the station area. The St Johns County Public Library and FSDB are zoned as Government Use (GU). The areas adjacent to the San Sebastian River and Robinson Creek are zoned as Open Lands (OL). The block by the station is zoned as GU owned by City of St Augustine
