STATION AREA CHARACTER
LAND USE AND KEY PLACES
This station area embodies the City of St. Augustine’s distinctive historical character, which makes the city a popular tourist attraction in Florida. Aviles Street, the core of the Historic District, is among the oldest streets in the U.S.. Historic sites, reconstructed settlements, Spanish-influenced architecture, and cuisines line the narrow, cobble-stoned streets in the west, making this part of St. Augustine one of the must-see historic attractions. Low-density residential streets fill in the area between the San Sebastian River and the core commercial and historical tourist attractions. These gridded streets are generally walkable and have places of worship and schools in the area, also embracing a classic suburban setting adjacent to a more compact downtown. There are some noticeable gaps and barriers within this station area’s urban fabric. Ponce de Leon Boulevard is an auto-centric throughway for Downtown St. Augustine along the San Sebastian River. This road, combined with the FCCR line has limited development facing the San Sebastian River. There are also multiple parking decks and surface parking lots that reduce community cohesiveness and do not fit within the historic character of the remainder of this historic district.
The portion of the station area within Downtown St. Augustine encompasses a mixture of land uses including Office, Government-Owned, Commercial, Religious Institutions, Mixed Use, Low-Density Residential, and Multi-family Residential to accommodate residents, as well as Hotel & Hospitality and Cultural & Education land uses to support tourists.; however, most of the built areas in this station are identified as Low Density Residential. The station is located within railroad ROW adjacent to the San Sebastian River. The natural areas to the west of the station and San Sebastian River are Government-Owned. The station is located near Orange Street and is a short, walkable distance from St. Augustine attractions near the waterfront for tourists, including the St. Augustine and St. John County Visitor Center, Francis Field where the St. Augustine Celtic Music and Heritage Festival is held, Potter’s Wax Museum, Huguenot Cemetery, and Old City Gate. Also, along Orange Street are St John County School District administrative buildings and Ketterlinus Elementary School. West of the San Sebastian River and natural areas is mostly Low Density Residential land use with Vacant areas, Multi-family Residential, and the Loving Care Living Facility senior care facility.
