ZONING

Parcels within historic Downtown St. Augustine have higher taxable value than other areas in St Johns County, especially around the main tourist and commercial areas. Most of the non-taxable parcel clusters are present around Flagler College and the St. Augustine Historic District. Taxable parcel values closer to the FCCR are lower than similar sized parcels to the east near the Matanzas River.

Much of the station area east of Ponce De Leon Boulevard is Residential-General (RG) and Residential-Single Family (RS). The station is zoned as OL. There are areas zoned as Commercial-Low (CL) and CM along Ponce De Leon Boulevard and King Street. Francis Field is GU. San Sebastian River and the surrounding natural areas are zoned as OL. On the west side of San Sebastian River, along King Street is IW and most of the remaining built area is residential zoning (RG and RS).
