TOD OPPORTUNITIES AND SOFT SITES

Most of the soft sites for TOD opportunity are along the banks of the San Sebastian River, Francis Field, and some surrounding parcels. There is a mix of public and private ownership of the parcels along the river west of Ponce De Leon Boulevard. Some of the public lands like Francis Field can be re-imagined or densified to provide more inviting civic space. The land along the San Sebastian River may also have an opportunity to be redeveloped as a waterfront civic and recreational space with water-oriented mixed-use TOD. There is limited TOD opportunity inland because most of the developed land in this station area is part of the Model Land Company Historic District, a National Register Historic District. New developments within Downtown St. Augustine Historic Districts will require context-sensitive and community supportive infill developments. There are small opportunities for TOD in the area, which can transform parking and transportation land uses into pocket parks and memorials that enhance the city’s already historic character.
