KING STREET STATION

STATION AREA OVERVIEW

King Street Station in the West King Neighborhood is just west of the San Sebastian River that runs along the western limits of downtown St. Augustine. There are two bridges that connect this station area to the rest of downtown, making this area a western gateway into the downtown core. Here, the street grid is just as tight as the Urban and Built Up land cover found on the other side of the river, and most of the land is privately owned. Land use and density present in this station area is typical of urban-scaled neighborhoods with 1-3 story buildings within the commercial corridor along the King Street and S Ponce De Leon Boulevard. The core of the emerging West King neighborhood is an emerging design district known for its history and influx of creative businesses. Low density residential neighborhoods and government owned land uses surround the remainder of the area. Vacant and underutilized parcels are prevalent throughout the station area along King Street and residential neighborhoods. The station itself is on vacant land along the river in the western limits of the West King Neighborhood, enabling opportunities for TOD.

Natural areas near the San Sebastian River, consist of Waterbody, Non-Vegetated Wetlands, Vegetated Non- Forested Wetlands, Open Land, and Upland Forests. The station is located on Open Land. The built areas east and south Ponce De Leon Boulevard are mostly Urban and Built Up with Lower Density Built Up areas west of Ponce De Leon Boulevard. West of San Sebastian River and north of King Street are mainly Lower Density Built Up with Urban and Built Up around King Street. East of San Sebastian River are Transportation and Utility uses.
