STATION AREA CHARACTER
LAND USE AND KEY PLACES
The King Street Station Area has experienced some renewal in recent years because of its proximity to downtown and its historic, urban neighborhood qualities. The neighborhood’s creative character has produced businesses like Beuna Onda Café, and Bog Brewing Company, as well as some local retail opportunities. Most existing businesses are limited to a small cluster around Ponce De Leon Boulevard and King Street commercial cores. Residential areas, as well as nearby Flagler College, support these commercial clusters, but there are still some underutilized parcels and buildings that can enhance the West King neighborhood’s creative character. Ponce De Leon Boulevard, the main north- south throughway, has experienced less retail interest. Parcels along that road, also designated as US 1, are generally larger and businesses and services are generally more auto oriented. Beyond the two commercial cores, the urban-scaled blocks make the residential areas attractive places to live and play near downtown St. Augustine. There is also a good mix of uses in the area that enhances the community feel of the West King neighborhood.
The station is located on Vacant land just west of Ponce De Leon Boulevard. Much of the areas mapped as Vacant are adjacent to the Government-Owned and Wetlands/Submerged land uses that are natural areas associated with the San Sebastian River. The area south of King Street includes a variety of land uses, such as Commercial, Low Density Residential, Multi-Family Residential, Religious Institutions, Hotel & Hospitality, Office, Light Industrial, ROW, Utility and Transportation, and Government-Owned. There is also a Mixed Use corridor on the south side of King Street. North of King Street is also a mixture of land uses but the area is primarily a Low Density Residential neighborhood. The marinas along the river in the southeast section of the station area make up most of the Commercial area. Schools such as Gaines Alternative School, and Moultrie Montessori School are in the southernmost limits station area. There are many restaurants and stores around Ponce De Leon Boulevard and King Street, the commercial spines of the West King neighborhood. Also within the station area is the St. Augustine Fire Department and Saint Augustine Distillery.
