King Street Station’s parcels are mostly privately owned taxable parcels. Most of the parcels with the highest taxable value are along King Street and Ponce De Leon Boulevard, most notably the San Sebastian Inland Harbor. Parcels west of the San Sebastian River have a lower taxable value than similar sized parcels to the east. There are numerous publicly owned parcels in the southern portion of this station area adjacent to the water.
The station is located within an IW district. Many of the parcels along Ponce De Leon Boulevard and King Street are CM with some low density commercial (CL). The areas adjacent to the FCCR are IW. The San Sebastian River and surrounding natural areas are Open Land. The marinas along the river are mostly PUD and Maritime Use (MU). A section zoned GU is along Oyster Creek. The remaining areas are mostly residential zoning (RG and RS).
