TOD OPPORTUNITIES AND SOFT SITES

The King Street Station Area contains significant opportunities for TOD that can bring increased housing or Mixed Use development options, as well as essential businesses and services, stabilizing the West King neighborhood with community-supportive economic revitalization. TOD can be tailored to align with this urban neighborhood, possibly renovating and revitalizing some existing urban or industrial buildings along the King Street or Ponce De Leon Boulevard Corridor. There are also a number of privately-owned vacant and underutilized parcels clustered around the FCCR Station Area and along the San Sebastian River. Strategic redevelopment of these soft sites could provide great early wins for TOD here, strengthening the development market throughout this neighborhood. There is also an opportunity to activate some of the land along the waterfront as park areas, creating civic and meeting space in an area that does not have any existing parks within the urban neighborhood fabric beyond Zora Neale Hurston Memorial Park.
