SR 312

STATION AREA OVERVIEW

SR 312 Station is the southernmost station of the FCCR corridor. The station itself is proposed to be around the SR 312 bridge over the existing rail line in a suburban, light industrial area. The station area street network is fragmented and car-oriented with limited active mobility infrastructure present, making connectivity for pedestrians and bicyclists difficult here under present conditions. Land cover is generally Urban and Built Up with some presence of more natural areas along the periphery of the station area. Some of the previously natural southern portions of the station area have experienced some residential development interest, transforming vacant land into low-density housing subdivisions.

SR 312 Station has some regional significance because of its one-mile proximity to the nearby Veterans Administration (VA) hospital to the east, and existing office parks, industry, and shopping centers, providing a range of employment and shopping opportunities. This station area has significant transit-centric redevelopment potential if vacant or underutilized land is leveraged to improve access to transit and essential destinations around SR 312. Dense residential housing, infill developments, pocket parks and trails can transform this suburban area into a vibrant and connected urban neighborhood, complementing some of the existing private investment in this area.

The station is on Transportation and Utility land surrounded by Urban and Built Up areas. Recreational land cover is to the northeast of the station area. Waterbody, Wetland Forests, and Upland Forests are present in the western and southern portions of the station area. Areas of Mixed Range and Disturbed Lands are in the southeast quadrant among areas of Upland Forests and Wetland Forests land. Recently approximately 60 acres of Upland Forests west of Dobbs Road and south of SR 312 were developed.
