STATION AREA CHARACTER
LAND USE AND KEY PLACES
SR 312 Station’s existing station area character is generally limited to a suburban auto-centric area south of St. Augustine near industrial, office, commercial, and medical services. The area north of SR 312 is an established industrial area with surrounding housing, office, and commercial space. Some of the land use is owned by Flagler College and is used for their athletic facilities, further jumbling the set character of the area. South of SR 312, there has been some recent residential development construction to complement existing office, industrial, and commercial land uses. New and old developments are car-centric and not connected by a network of trails or a street grid, limiting the ease of navigation and connectivity of this station area. The existing FCCR rail line divides this station area in half, further limiting the connectivity between the east and west. Creative connectivity and placemaking solutions will be necessary at this station to develop a more unified station character.
The station area contains a variety of land uses, including Low Density Residential, Multi-family Residential, Commercial, Office, Religious Institutions, Hospitals and Nursing Homes, Cultural and Educational, Entertainment, Light Industrial, Heavy Industrial, Government-Owned, ROW, Utility & Transportation, Vacant, and Agriculture. An industrial corridor exists along the FCCR line spanning from north to south of the station area. Land uses along SR 312 are mainly Commercial and Office, with some areas of Multi-family Residential and Government-Owned land on the western limits of the station area. The Vacant land within the station area is mostly on the west side of the FCCR line. The undeveloped parcel south of the Cobblestone Village shopping center is categorized as Agriculture, but the remaining fields are not actively farmed. The station is located on Utility and Transportation land and is next to the Cobblestone Village shopping center. This shopping center and areas adjacent to SR 312 host a variety of restaurants and shops. The Ponce Therapy Care Center east of the shopping center offers short and long-term and care. The St. Augustine Record (local newspaper) and Saint Augustine Annex Post Office are located near the SR 312 and SR 207 intersection.
