SR 312 Station taxable parcels have a large spatial footprint and have taxable values above $300,000. These parcels are automobile-oriented and have underutilized parking areas surrounding the structured areas that can potentially increase a parcel’s taxable value if redeveloped. There is some presence of residential parcels in this station area with taxable values below $300,000, but these areas are not easily connected to the rest of the street network.

Parcels immediately to the west of the FCCR station and line are mostly IW. Zoning west of the FCCR line include Commercial-Intensive (CI), Commercial- General (CG), and PUD along SR 312 and 207. A PUD is in the southwest portion of the station area and to the east of the FCCR line. Other zoning east of the FCCR line include RG, RS, OR, CI, CG, and Commercial- Neighborhood (CN) in the north quadrant and eastern edge of the station area.
