TOD OPPORTUNITIES AND SOFT SITES

There is a lot of growth potential for transit-centric redevelopment at this southern terminus of the FCCR corridor because of the abundant number of soft sites. There are multiple underutilized parcels next to commercial shopping centers, essential services, and medical areas. TOD should look to connect the commuter rail station to locations like the VA Hospital and Cobblestone Shopping Center, as well as integrate trails, pocket parks, and wayfinding to create a more cohesive and accessible neighborhood that promotes transit ridership. Dense residential developments may complement some of the existing commercial, medical, and employment land uses present around the intersection of SR 312 and SR 207. Like other suburban station areas along the FCCR, TOD should look to reduce the street scale through streetscaping opportunities, reduction of surface parking lots through infill development so the area becomes more urban, walkable destination.
