LOCAL LEADERSHIP

Riverwalk and the DIA’s Southbank Community Redevelopment Area (CRA), making it a highly accessible station in the middle of an employment district. Strong local leadership has led to the development of the nearby Artea TOD and the ongoing expansion of adjacent medical and office buildings. While physical suitability is limited for TOD development due to the proximity to the river and expansive building growth in the area, the recent opening of the pedestrian walkway, alongside I-95, crossing over the St. John’s River, maximizes the area’s overall accessibility and connectivity to riverfront amenities and the East San Marco and Riverside residential neighborhoods and shopping districts. Convenient access to the Skyway downtown people mover, and a variety of local bus and micro-mobility options, provide a foundation for small- scale TOD opportunities.

• Recent multifamily development has been strong, but the pipeline might be limited if the area gets saturated by the upcoming development

MARKET STRENGTH

• I-95, the Acosta Bridge approach and the 701 San Marco Boulevard office complex act as physical and visual barriers • Redevelopment of this land should consider strategies to replace parking
