WALMART/UNIVERSITY DESIRABILITY & READINESS The Walmart/University Station is located within an industrial and commercial district, connected to the higher capacity roadways, US 1, and I-95 corridors, via Emerson Street. The potential for TOD is enabled due to its physical location near residential neighborhoods to the west and unique opportunities for redevelopment of nearby aging shopping centers and surface parking lots. Significant employment opportunities to the north, south, and east, as well as easy access to community attractions such as the Community First Igloo, formerly the Jacksonville Ice and Sportsplex indoor ice skating and sports facility, provide an opportunity to create an accessible, centralized mobility hub. Market strength is fair as the Walmart/University Station is accessible to frequent transit service along the US 1 corridor, serving the Walmart Supercenter, and other adjacent retail and commercial land uses, however, the bicycle and sidewalk infrastructure would need to be a part of the TOD to improve overall safety and accessibility to the future station.
