JTB DESIRABILITY & READINESS While the JTA Station scores lower than a majority of the stations concerning TOD readiness and desirability the potential to enhance overall connectivity in the area is significant. Located adjacent to the Bowden rail switching yards, the station is situated immediately west of the western terminus of J. Turner Butler (JTB) Boulevard (SR 202), a major east-west limited access roadway, connecting I-95 and the Jacksonville Beaches. To the west of the station are multiple neighborhoods and community park and an athletic complex which would have easy walk-up access to the station. The JTA’s JTB Park-n-Ride, located east of the station, provides

• Strong track record of multifamily development, with many large buildings delivered in the past 10 years • Pipeline for medical office which may attract commuters • Strong pipeline for hotel development

MARKET STRENGTH

access to multiple transit routes and other mobility services, supporting potential commuters traveling to/ from downtown Jacksonville or east/west to the multiple activity centers along JTB Boulevard. The park-n- ride facility’s expansive surface parking area offers a potential opportunity for TOD with consideration of optimal connectivity to the JTB station over the existing rail lines. Areas to the east are diverse in employment opportunities, from light industrial to retail and service industry, as well as community support services.
