BAYMEADOWS DESIRABILITY & READINESS The market strength for the Baymeadows Station is good due to its location near a high concentration of single-family and multifamily neighborhoods that enjoy convenient access to numerous restaurants, retail, and major home improvement options, as well as connectivity to nearby US 1 and I-95 corridors. Baymeadows Road, also designated as SR 152, has undergone numerous types of improvements and facility enhancements over the years with accessibility and connectivity garnered as high priorities along this major east-west arterial in Jacksonville’s southside area. The road traverses residential areas to the west of the rail corridor to primarily retail, office, and light industrial to the east. Limited vacant parcels located near the Baymeadows Station offer potential for small-scale TOD with convenient access to the adjacent communities, retail, and office parks. HIGHER DESIRE

STRENGTHS & OPPORTUNITIES

WEAKNESSES & CHALLENGES

• Baymeadows Community Improvement District (BCID) created by City Council. • Station is located adjacent to City Council Districts 5 and 11

LOCAL LEADERSHIP

• Most of the land in proximity of the potential corridor is already developed or under development • Available lots are small, which may require land assemblage to enable redevelopment opportunities • No large-scale vacant or undeveloped parcels near the proposed station area. Parcels are privately owned and contain surface parking and large-scale retail businesses which will require a more complex redevelopment process

MARKET STRENGTH

• High concentration of multifamily, retail, and office deliveries since 2010 that have been well absorbed

• Several large parcels associated with existing retail suitable for TOD • Proximity to employment and residential clusters

PHYSICAL SUITABILITY

LOWER DESIRE

PLANS IN PLACE

• 2030 City of Jacksonville Comprehensive Plan; connecting to I-95 corridor

• No comprehensive plan or vision exists for the station area
