CR 210 DESIRABILITY & READINESS The CR 210 Station offers some of the best opportunities for readiness for TOD implementation along the rail corridor. This station is located in a very popular area

HIGHER DESIRE

• Located in St. Johns County, adjacent to St. Johns County Commission Districts 4 and 5 • Nocatee Town Center planned community (east) master developer – The PARC Group; • Nease High School (east) • There has already been significant development interest in the area with the proposed Creekside at Twin Creeks development on the south side of CR 210 ; expansion of existing retail and restaurants • Ongoing development east of US 1 will construct a retail and dining center • With increase population in the area, there is a strong pipeline for multifamily and neighborhood retail developments in the area, which is currently limited to small retail and office buildings

• Existing master-planned community could be local push-back to higher density TOD development within the station area.

LOCAL LEADERSHIP

due to its proximity to the sizable Nocatee master- planned community which continues to develop east of the US 1 corridor. Market strength is high due to a continuous stream of development proposals, with some vacant parcels and undeveloped land near the proposed station area. Several new large-scale developments to the west along CR 210 have prompted recent roadway improvements with additional improvements under consideration in plans for the area. These conditions provide optimal opportunity for TOD with convenient access for commuters desiring to go to Jacksonville or St. Augustine, and points in between.

• The area is relatively unproven, with existing development limited to a few small office and retail buildings

• Existing commercial development east of the rail line will need to be incorporated in future TOD plans

• Large undeveloped parcels, suitable for TOD and adjacent to the rail line provide good access for future commuter rail station
