HIGHER DESIRE

The Palencia Station offers one of the highest opportunities for TOD in terms of physical suitability, due to proximity to the Palencia master-planned residential golf course community, and to underutilized or undeveloped parcels with convenient access to the commuter rail corridor. The east side of the rail corridor encompasses the Palencia community which offers multifamily and single-family residential options, along with retail, schools, and community facilities. The desirability of this station location is also attributed to its location in St. Johns County, along the US 1 corridor ,providing beneficial connectivity for local employment opportunities, but also for commuters traveling north to Jacksonville or points south for employment, education, or life’s daily activities.

• There could be local push-back to higher density TOD development within the station area. • Nearby industrial complexes IGP Commerce Center and St. Marks Industrial Complex • Mostly single-family homes and large concentration of homeowners over renters may limit multifamily absorption • Large industrial projects near the station area compete with TOD opportunities • Vehicular access through the existing Industry Place Road may cause congestion at the rail crossing/turn to International Golf Parkway

• Located in St. Johns County, station is adjacent to St. Johns County Commission District 5 • Palencia Community – a low-density residential, golf course, and retail center located near US 1, built by developer, Hines
