5.2 STATION AREA PLANNING

The station area plans visualize an aspirational development vision around each of the select TOD stations. The stations identified most suitable for TOD include the following: » JRTC Station

» Baymeadows Station » Avenues Walk Station » CR 210 Station » Palencia Station » King Street Station » SR 312 Station

The plans are informed by a series of site and market analyses and syntheses and incorporate feedback received from public engagement, stakeholders, and the JTA. Building on these inputs, the study team created a station area development framework for each of the stations. The framework visualizes the approach toward land uses, connectivity, and open spaces, and is then developed into a station area plan. Each plan further details the framework to manifest the intent for the specific station areas and adapts key TOD principles to fit the site conditions. All station area plans presented in this section assume the base scenario, as presented in the growth trend analysis, with the addition of a FCCR station at the site. The scenarios vary in density without major change to the building footprint (except for the SR 312 Station). As such, the differences between the low and high growth scenarios are clearly visible. At the SR 312 Station, the block structure is the same in all scenarios, however, the building footprint changes to demonstrate how different ratios between uses can be accommodated while maintaining a relatively low building height. It is important to note that each station area plan considered multiple factors in the design process and was not guided solely by the growth scenario projections of density and land use mix. These projections are meant to be used primarily as a reference and to demonstrate the impact of implementing TOD principles in the design process.
