TOD FRAMEWORK PRECEDENTS
5-26 illustrates an example of affordable housing and workforce residential uses with ground-floor retail, while Figure 5-27 shows how the public realm around the station also incorporates civic gathering places and pedestrian-focused amenities.
The images in Figure 5-24 through Figure 5-27 depict examples of projects where TOD design principles relevant to the Baymeadows Station were implemented. Among these principles are increased density, integration of different uses, and planning of extensive public realms to allow for pedestrian activity, all in the
vicinity of transportation stations. In the case of mixed- use development, commercial activity is typically located on the ground floors, with office and residential on the higher floors. The public realm supports various activity types, creating an overall dynamic urban environment. The Baymeadows Station reflects TOD principles
suitable for the Multi-use Suburban, Consolidated Center typologies. Figure 5-24 is an example of a mixed- use commercial center highlighting a commercial pavilion with retail and entertainment. Figure 5-25 is an example of a mixed-use commercial center with an activated ground floor and surface parking. Figure
