KEY TOD STRATEGIES

Extend Shops Lane and create a multi-use road to optimize pedestrian and bicycle connectivity between the new development and the station; Establish a new grid of complete streets and optimize blocks for TOD.

MAKE CONNECTION

M

CREATE GREAT SPACE

Anchor development with a central square; Line pedestrian-only streets and plazas with retail to create an active public realm.

C

Establish a cluster of mixed-use residential buildings with structured parking around a concentration of retail and dining uses, and a central public space; Integrate office space and introduce a hotel with residential uses and public spaces, to create a business-oriented, mixed-use center.

SPECIFY A MIX OF USES

S

FOCUS DENSITY

Focus medium to high-density development around the central plaza and the hotel site; Gradually transition to moderate density office campus in the northwest

F

Capitalize on the central location of commercial parcels and the existing Park- n-Ride facility to increase densities and create a multi-modal transit-centric development.
