KING STREET STATION OVERVIEW The King Street Station is distinctive in its location adjacent to the City of St. Augustine Central Business District, and its development opportunities. Located immediately west of the St. Augustine historic district, the parcel is connected to Flagler College, City Hall, and numerous significant points of interest to the east, along King Street. Area streets have a high pedestrian traffic volume due to the proximity to the college campus, government buildings, and St. Augustine’s notoriety as a tourist destination.

station area was originally envisioned as a mixed- use development around a central plaza which will serve as the community center. Ground floor retail with residential units on top and structured parking was incorporated into the plan to support new development for residents and FCCR customers. Due to the advancement of the private owner plans for the proposed King Street Station parcel, no further development of TOD scenarios was conducted and Palencia Station was selected as a potential alternative location for the future FCCR station. Current zoning isn’t supportive of TOD and the proposed framework. Zoning amendment or rezoning will be required.

DEVELOPMENT STRATEGY » Create a mixed-use development around a transit plaza with businesses and services that are complimentary to historic downtown St. Augustine. KEY TOD STRATEGIES » Make Connections: Center development around the station’s pick-up/drop-off plaza to provide safe and accessible access of shuttles to and from the station; Introduce a pedestrian bridge across Ponce de Leon Boulevard to maximize pedestrian connection to the historic downtown. » Create Great Spaces: Create a central plaza around which the development will be organized, with outdoor and indoor retail and dining options; Ground-floor and second-floor public circulation create elevated public spaces. » Specify a Mix of Uses: Cluster mixed-used residential development around the central plaza; Create dedicated retail and office nodes. » Focus Density: Increase density adjacent to the station and gradually reduce building height along W. Kings Street. » Identify Opportunities: Capitalize on the parcel’s central location to increase St. Augustine’s housing stock.
