TOD SUMMARY

OVERVIEW The SR 312 Station framework considers the existing industrial uses, proposes to support them with improved infrastructure, and augments the area with additional similar uses, as well as retail and public realm spaces. It envisions a concentration of employment opportunities that capitalize on their proximity to one another and to a regional commuter rail. This compact linear development is organized along an existing road, with the station and the adjacent plaza as its anchors. students, staff, and faculty of the adjacent academic facility which is undergoing an expansion of another 40,000 square feet. A linear park along the rail corridor provides outdoor space and doubles as a buffer from the railroad tracks. The current framework can be viewed as the first step of a long-term development project around the potential SR 312 Station. Numerous vacant and underutilized parcels are available north of SR 312 and can increase in value if direct access to the FCCR is established. Current zoning isn’t supportive of the this framework, a zoning amendment may be required.

Cobblestone Village at St. Augustine

TOD VISIONING State Road 312, following an east-west alignment, connects numerous coastal residential communities to the US 1 corridor and to an abundance of retail and commercial services, including the marine support industry. The vision for the SR 312 Station, as a Multi- use Suburban Consolidated Center typology, is focused on maintaining the industrial character of the area and increasing employment opportunities through the addition of light industrial flexible spaces. The framework complements the existing retail centers and office parks situated across the rail corridor and supports a diversity of employment opportunities in

the area. The station area has access to local public transit and transportation services offered throughout the historic district, making it a desirable location for an FCCR station. The framework considers potential future needs of the expanded St. Augustine University, such as retail and apartments to support students and faculty. Moreover, it intends to improve connectivity and minimize the threat to health, safety, and welfare posed by hazards, nuisances, and incompatible land uses in proximity to the station and to the nearby residential community.
