CIRCULATION & CONNECTIVITY The SR 312 Station framework transforms Dobbs Road to function as a main street for this development, serving also as a major connection between SR 207 and SR 312. With the primary entrance to the development through the Dobbs Road Cutoff, the framework introduces road improvements and traffic-calming elements to Dobbs Road to reinforce it as a main street. The plan explores a ramp underpass to connect the north and south segments of Dobbs Road to facilitate connection to potential future development on parcels northwest of the intersection. A bridge connecting pedestrians to the shopping mall across the railroad track is also proposed to provide FCCR passengers access to nearby office park and retail center. Once crossing over the railroad tracks, it is a short walk, approximately a quarter mile to 312 Business Park.
OPEN SPACE & PUBLIC REALM The SR 312 Station plaza space doubles as the main retail anchor for the development and provides inviting access to the proposed FCCR Station. The new public plaza offers welcoming public spaces with sitting, shade and other pedestrian amenities to support the diverse populations traveling through the area to access local shopping and restaurant venues, including students from the nearby university. A linear park, created along the rail corridor, creates a green buffer to provide separation from the railroad tracks and provide recreational uses for employees and others utilizing the station area or traversing to adjacent retail, commercial, and educational spaces.
LAND USE The SR 312 Station area framework proposes predominantly light industrial land uses, such as maker spaces, breweries, and light manufacturing, as well as spaces for large-scale recreational programs such as climbing gyms, bowling alleys, etc. The new public station plaza and retail uses around it will serve employees in the area, as well as the expanded academic facility of St. Augustine University. Existing and proposed light industrial uses/flex spaces along Dobbs Road are situated near pedestrian-friendly, retail destinations, centered within the station plaza.
Additional land uses include a limited number of 3-4-story apartment buildings that can be used as student housing and other student support services.
